<p class="MsoNormal" style="MARGIN: 5.15pt; LINE-HEIGHT: normal"><span><strong>Golf Etiquette  <em>Rule One of the </em></strong><a href="http://www.randa.org/index.cfm?action=rules.rulessub.rulespage" target="_blank"><span style="COLOR: blue"><strong><em>Rules of Golf</em></strong></span></a> is all about etiquette, but what is it? </span></p>
<p class="MsoNormal" style="MARGIN: 5.15pt; LINE-HEIGHT: normal"><span style="FONT-SIZE: 12pt; COLOR: black; FONT-FAMILY: 'Times New Roman','serif'; mso-fareast-font-family: 'Times New Roman'"><strong><em>Etiquette</em></strong> is the basic rights that apply to you and your fellow golfers, whether playing or watching. You can find out more with the R&amp;A&#8217;s video guide to etiquette by <a href="http://www.randa.org/videos/Etiquette_Video" target="_blank"><span style="COLOR: blue">clicking here</span></a> </span></p>
<p><strong>Playing Golf &#8211; Before You Start </strong></p>
<p>1. Be ready to play your shot when it is your turn. Have your club, ball, gloves and tee ready to go &#8211; it will speed the game up.</p>
<p>2. Turn mobile phones off &#8211; most <a href="http://www.golfalot.com/Courses.aspx">golf courses</a> do not allow them on the course or in the clubhouse anyway.</p>
<p>3. Stand still and stay quiet when others are playing and make sure your shadow is not across their line of vision.</p>
<p>4. Wait until the group in front is out of range before playing. </p>
<p>5. Stand facing the person playing, but behind the line of the ball &#8211; you are not in the way and it is the safest place to be.</p>
<p>6. Check the local rules on the back of the scorecard or winter rules with the club pro before teeing-off. They may be useful later on.</p>
<p>7. Keep <a href="http://www.golfalot.com/Equipment/BuyingGuides/Trolleys.aspx">golf trolleys and buggys</a> off tees and greens. Golf buggies cause serious damage to the golf course, keep your buggies on the designated path when possible, and keep buggies a minimum of 30 yards from the green at all times, no exceptions.</p>
<p>8. In <a href="http://www.golfalot.com/LucyLocket/Formats.aspx">strokeplay competitions</a>, the teeing off order on each hole is determined by the best score on the previous hole. The person with best score has the &#8216;honour&#8217; and goes first followed by the 2nd best score and so on. In matchplay, the person or pair who win a hole have the honour on the next tee</p>
<p><strong>Playing Golf &#8211; On The Course</strong></p>
<p><strong> </strong>1. After the tee shots, the player furthest from the hole plays first</p>
<p>.2. Put your divots back, repair pitch marks on the green and rake bunkers after you have extracted yourself from them.</p>
<p>3. On the green, avoid standing on another player&#8217;s line of putt.</p>
<p>4. When approaching a green, see where the next tee is and leave your clubs on that side of the green while you putt.</p>
<p>5. In <a href="http://www.golfalot.com/LucyLocket/Formats.aspx">matchplay</a>, conceding putts usually happens when the ball is &#8216;within the leather&#8217;. That means the distance between the hole and the ball is less that the distance between the putter head and the bottom of the grip. Mind you, if it is a crucial putt then it is OK to see if they can handle the pressure!</p>
<p>6. Mark your score card on the next tee whilst it is not your turn to play, not on the green. The score won&#8217;t change (unfortunately!).</p>
<p>7. If you think you have lost your <a href="http://www.golfalot.com/Equipment/BuyingGuides/GolfBalls.aspx">golf ball</a>, play a second &#8216;provisional&#8217; ball from the same spot to save you walking back if you do lose the first one. It doesn&#8217;t cost anything.</p>
<p>8. If you hit a ball into the rough, pick a spot on line with that point where you last saw the ball and walk directly to it. Hopefully you will find it more easily and it will also speed up your game.</p>
<p>9. If you accidentally hit your ball in the direction of another person, warn them by shouting &#8216;Fore!&#8217; Hold your arm up as another warning, particularly if you are shouting against the wind or lack the vocal capacity of a foghorn. <strong><em>Never hit a ball in the direction of other golfers if there is a chance of hitting them. A golf ball can cause serious injury.</em></strong></p>
<p><strong>Fellow Golfers</strong><strong> </strong></p>
<p>Golf is all about companionship and getting on with the people you are playing with. Follow these etiquette steps and you&#8217;ll always have someone to tee it up with.</p>
<p>1. You hit a shocker, it happens &#8211; keep the toys in the pram. Do not swear, test the flight capabilities of your club or appeal loudly to mystical bodies. Your partners are trying to enjoy their day, even if you aren&#8217;t. Losing your cool means losing the game.</p>
<p>2. Do not scream and do a lap of honour if you play a career shot &#8211; others may be concentrating on doing the same near by.</p>
<p>3. If your group falls more than one hole behind the group in front and there is another group behind, you must let them play through. Two-ball groups have priority on the course over all others. If you are holding them up then let them through &#8211; someone will return the favour to you one day.</p>
<p>4. If you are looking for a lost ball you have 5 minutes to find it. If there is a group behind, wave them through while you are looking rather than hold them up.</p>
<p>5. Let faster players through. The golf course has 18 holes, 1 slow group can cause a lot of problems.</p>
<p>6. If you are being held up, do not hit your ball into the group in front to speed them up, even if they deserve it. Lawyers are doing well enough these days without defending your next personal liability case.</p>
<p>7. If playing in a fourball better ball game it is usual to change the order of teeing off between you and your partner at the 10th tee.</p>
<p>8. When playing foursomes, the non-playing partner should walk ahead in anticipation of the playing partner&#8217;s shot. It is meant to be a quick game so get moving!</p>
<p>9. After your round, shake hands with your partners, &#8220;Well played, Better luck next time, etc..&#8221;, and take off your hat as you do so. It&#8217;s what golf is all about.</p>
<p><strong>Watching Golf</strong><strong> </strong></p>
<p>Watching the pro&#8217;s at tournaments is great fun, but remember their round is just as important as yours when you play so observe the following etiquette for watching golf and be amazed at what they can do.</p>
<p>1. Do not take any device with a camera to tournaments during the actual days of competition. If your trigger finger cannot survive a day without a lens, some tournaments have cameras at the practice ground for you to take pictures of the players. Alternatively take your camera along on a practice day as they are usually tolerated then.</p>
<p>2. Turn your mobile phone off &#8211; you are out watching golf and nothing should interrupt something as enjoyable as that!</p>
<p>3. Do not make any noise when players are setting up to play or making a stroke.</p>
<p>4. Appreciate good play not bad play. If they yip it from two feet then sympathise rather than celebrate.</p>
<p>5. Think of the people watching behind you. Kneel down if you are at the front and keep an umbrella low if you are using one.</p>
<p>6. Wait until all the players have completed a hole before moving to the next tee to watch them hit.</p>
<p><strong><em>In Continental Europe you are not allowed to play golf until you have completed a course on these rules and have passed the final exam. </em></strong></p>

<p>ORLANDO, Fla. – Jan. 25, 2010 – Florida’s existing home sales rose in December, marking 16 months that sales activity has increased in the year-to-year comparison, according to the latest housing data released by <a href="Florida Realtors®.">Florida Realtors®.</a></p>
<p>Existing home sales rose 33 percent last month with a total of 14,630 homes sold statewide compared to 11,013 homes sold in December 2008, according to Florida Realtors. Statewide existing home sales last month increased 4.3 percent over statewide sales activity in November.</p>
<p><a href="http://kenduncanrealtor.com/category/foreclosure/">Florida Realtors</a> also reported a 91 percent increase in statewide sales of existing condos in December compared to the previous year’s sales figure; statewide existing condo sales last month rose 22 percent over the total units sold in November.</p>
<p>Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales and higher condo sales in December. A majority of the state’s MSAs have reported increased sales for 18 consecutive months.</p>
<p>Florida’s median sales price for existing homes last month was $140,400; a year ago, it was $155,300 for a 10 percent decrease. Housing industry analysts with the <a href="http://kenduncanrealtor.com/homesforsale/stunning-home-in-the-estates-tradition-port-st-lucie/">National Association of Realtors® (NAR) </a>note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.</p>
<p>The national median sales price for existing single-family homes in November 2009 was $171,900, down 4.4 percent from a year earlier, according to NAR. In California, the statewide median resales price was $304,520 in November; in Massachusetts, it was $285,000; in Maryland, it was $245,569; and in New York, it was $210,000.</p>
<p>According to NAR’s latest outlook, home sales are seeing a boost from the federal homebuyer tax credit. “There are many more potential buyers who can enter the market in the months ahead,” said NAR Chief Economist Lawrence Yun. “Activity should ramp up for another surge in the spring when buyers take advantage of the expanded tax credit, which hopefully will take us into a self-sustaining market in the second half of 2010. In all, 4.4 million households are expected to claim the tax credit before it expires, and balance should be restored to the housing sector with inventories continuing to decline.”</p>
<p>In Florida’s year-to-year comparison for condos, 5,968 units sold statewide last month compared to 3,132 units in December 2008 for an increase of 91 percent. The statewide existing condo median sales price last month was $107,000; in December 2008 it was $130,300 for an 18 percent decrease. The national median existing condo price was $178,000 in November 2009, according to NAR.</p>
<p>Interest rates for a 30-year fixed-rate mortgage averaged 4.93 percent last month, significantly lower than the average rate of 5.29 percent in December 2008, according to Freddie Mac. <a href="Florida Realtors®.">Florida Realtors’ sales figures reflect closings</a>, which typically occur 30 to 90 days after sales contracts are written.</p>
<p>Among the state’s larger markets, the <a href="http://kenduncanrealtor.com/category/foreclosure/">West Palm Beach-Boca Raton</a> MSA reported a total of 849 homes sold in December compared to 638 homes a year earlier for a 33 percent increase. The market’s existing home median sales price last month was $247,900; a year ago it was $246,000 for an increase of 1 percent. A total of 763 condos sold in the MSA in December, up 45 percent over the 527 units sold in December 2008. The existing condo median price last month was $111,400; a year earlier, it was $112,900 for a decrease of 1 percent.</p>

<p>The popular cable TV program seems to like the local real estate market; it’s certainly been featured before. And with every show, another buyer and agent learn the skinny about what’s real and <a href="http://kenduncanrealtor.com/">unreal on reality television</a>.</p>
<p>“House Hunters” is one of those programs you can stumble across and then find yourself sitting down to watch, critiquing the three <a href="http://kenduncanrealtor.com/category/homesforsale/">different properties </a>being shown and the buyer’s tastes, and then guessing which one they’ll pick. It also provides a sense of property values in a given locale, as in “look how much more/less house we can get if we moved somewhere else.”</p>
<p>So hearing the<a href="http://kenduncanrealtor.com/category/homesforsale/"> behind-the-scenes details </a>of several episodes that have been filmed here recently is a bit like pulling back the curtain to reveal the real Wizard of Oz.</p>

<p>A few months ago while they were looking for another set of homebuyers, the show’s producers stumbled across the blog of Chicago Realtor Eric Rojas (score another one for social marketing) and asked if he had a willing buyer.</p>
<p>He did. But Chicagoans Kurt and Kelly Schnakenberg had to be more than willing to appear on television. They had to have the financial wherewithal to actually close on a home, and they had to have the right personalities for the show, <a href="http://kenduncanrealtor.com/category/foreclosure/">something they demonstrated </a>in a videotape sent to the producers.</p>
<p>Rojas, meanwhile, had to fill out a questionnaire about how he does business.</p>

<p>For the show, the couple looked at three properties in Lakeview: a $415,000 loft, a $355,000 vintage condo with a kitchen that needed work and a $400,000 loft-style town house that needed updating.</p>
<p>Of those three, one of them was the unit the couple <a href="http://kenduncanrealtor.com/category/foreclosure/">did indeed purchase in March</a>. Another one was under contract to someone else so the listing agent had no problem showing it. The third unit was for sale, but the couple had never seen it before and had pretty much already made up their mind.</p>
<p>The conversations aren’t the same, either. Kurt Schnakenberg said he and his wife did debate the merits of various condos but it was never so serious and “usually over a bottle of wine.”</p>
<p>Chicago agent Carrie Georgitsis, who showed properties to her father for a different episode, had no idea how tiring it would be until she found herself involved in 40 hours of filming for what amounts to less than <a href="http://kenduncanrealtor.com/buying-and-selling/">25 minutes of programming</a>. She found herself having to say the same things over and over, while the camera crew shot her conversations with her father from different angles, and had to be careful not to tip off viewers to which property was chosen.</p>
<p>Why can’t it be more real than it is? Here’s three good reasons: One, it’s a TV show and it’s meant to be entertaining. If it turned out that the buyers had bad credit and couldn’t close on a home, there’d be no happy ending and no “after” shot showing the <a href="http://kenduncanrealtor.com/buying-and-selling/">new homeowners in their abode.</a></p>
<p>Two, sellers – and homeowners associations – have to agree to the filming and some don’t want to be bothered or don’t want to deal with the legal ramifications if a crew member gets hurt during filming. And three, if the buyers and the real estate agent are totally unlikable and mumble, do you want to watch them buy a house?</p>
<p>Rojas doesn’t think so.</p>
<p>“‘<a href="http://kenduncanrealtor.com/category/foreclosure/">House Hunters’ is house candy,” </a>Rojas said. “It’s not realistic. It’s directed. You don’t learn anything about buying. You learn about real estate values. You learn about how houses look.”</p>
<p>Despite all that, agents who’ve done it say they still watch the show, and they’d go back on it again. After all, it’s great marketing exposure, particularly because programs are repeated.</p>

<p>“It’s totally fake, but does anybody think reality TV is real? It’s all canned, but it’s fun to watch,” said real estate agent Karl Vogel, who also was featured in a recent episode helping a <a href="http://kenduncanrealtor.com/category/foreclosure/">Boston native find a home in Chicago</a>. “Who can say they don’t like to be on television, except you look fat?”</p>
<p>The Schnakenbergs, who’d never before seen the show, already plan to capitalize on their upcoming 30 minutes of fame when it comes time to sell their condo. “Listing it ‘as seen on HGTV’ couldn’t hurt us,” Kurt Schnakenberg said. “I’m not sure if it will get us more money, but it will help us get more showings.”</p>

<p>Existing home sales rose 45 percent last month with a total of 15,160 homes sold statewide compared to 10,444 homes sold in October 2008, according to Florida Realtors. Statewide existing home sales last month increased 5.1 percent over statewide sales activity in September.</p>
<p>Florida Realtors also reported an 82 percent increase in statewide sales of existing condos in October compared to the previous year’s sales figure; statewide existing condo sales last month rose 6.1 percent over the total units sold in September.</p>
<p>All of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales and higher condo sales in October. <p>Florida’s median sales price for existing homes last month was $140,300; a year ago, it was $169,700 for a 17 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.</p>
<p>The national median sales price for existing single-family homes in September 2009 was $174,900, down 8.1 percent from a year earlier, according to NAR. In California, the statewide median resales price was $296,090 in September; in Massachusetts, it was $290,000; in Maryland, it was $261,718; and in New York, it was $213,900.</p>
<p>According to NAR’s latest industry outlook, the housing market is continuing its positive momentum. “We’re getting early indications of price stabilization, but we need a steady supply of qualified buyers to meaningfully bring inventories down and return us to a period of normal, steady price growth,” said NAR Chief Economist Lawrence Yun. “That, in turn, would help fully remove consumer fears, which would then revive the broader economy.”</p>

<p>In Florida’s year-to-year comparison for condos, 5,398 units sold statewide last month compared to 2,958 units in October 2008 for an 82 percent increase. The statewide existing condo median sales price last month was $105,200; in October 2008 it was $147,900 for a 29 percent decrease. <p>Interest rates for a 30-year fixed-rate mortgage averaged 4.95 percent last month, a significant drop from the average rate of 6.20 percent in October 2008, according to Freddie Mac. Florida Realtors’ sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.</p>
<p>Among the state’s smaller markets, the Gainesville MSA reported a total of 172 homes sold in October compared to 130 homes a year earlier for a 32 percent increase. The market’s existing home median sales price last month was $156,700; a year ago it was $173,300 for a 10 percent decrease. A total of 22 condos sold in the MSA in October, up 22 percent over the 18 units sold in October 2008.
