Consumer confidence soars in April!

The New York-based Conference Board said Tuesday that its Consumer Confidence Index rose more than 12 points to 39.2, up from a revised 26.9 in March. The reading marks the highest level since November’s 44.7 and well surpasses economists’ expectations for 29.5.
Some encouraging news in areas like retail sales and housing have helped fuel a recent stock rally. Earlier Tuesday, a housing index showed that home prices dropped sharply in February, but for the first time in 25 months the decline was not a record — another sign the housing crisis could be bottoming.
Economists closely monitor consumer sentiment because consumer spending accounts for more than two-thirds of economic activity.
The huge jump in confidence follows a small increase in March, following a freefall in February. Still, the index remains well below year-ago levels of 62.8.
The April gains were fueled by “a significant improvement in the short-term outlook,” Lynn Franco, director of The Conference Board Consumer Research Center, said in a statement.

Florida’s existing home sales rise 30% in March 2009

ORLANDO, Fla. – April 23, 2009 – Florida’s existing home sales increased in March, making it the seventh month in a row that sales activity demonstrated gains in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors® (FAR). March’s statewide sales also increased over the previous month’s sales level in both the existing home and existing condo markets.
Existing home sales rose 30 percent last month with a total of 13,085 homes sold statewide compared to 10,080 homes sold in March 2008, according to FAR. Statewide existing home sales in March were 32.7 percent higher than February’s statewide sales.
Florida Realtors also reported a 25 percent rise in statewide sales of existing condominiums in March, continuing a trend in recent months for higher statewide sales of both the existing home and existing condo markets compared to year-ago levels. Statewide existing condo sales last month increased 37.2 percent over the total units sold in February.
Fifteen of Florida’s metropolitan statistical areas (MSAs) reported increased existing-home sales in March and 13 MSAs also showed gains in condo sales. It marks the ninth consecutive month that a majority of markets have reported increased sales.
Florida’s median sales price for existing homes last month was $141,300; a year ago, it was $201,700 for a 30 percent decrease. Industry analysts with the National Association of Realtors® (NAR) report there is a significant downward distortion in the current median price due to many discounted sales, including a large number of foreclosures. The median is the midpoint; half the homes sold for more, half for less.
The national median sales price for existing single-family homes in February 2009 was $164,600, down 15 percent from a year earlier, according to NAR. In California, the statewide median resales price was $247,590 in February; in Massachusetts, it was $252,500; in Maryland, it was $253,200; and in New York, it was $210,000.
NAR’s latest housing industry outlook reported that entry-level buyers are seeking bargains, which resulted in sales of distressed properties accounting for 40 to 45 percent of February’s transactions. “Given the downward distortion in price comparisons due to distressed sales, it’s important for owners to keep in mind that this doesn’t equate to a similar loss of value for traditional homes in good condition,” said NAR Chief Economist Lawrence Yun.
In Florida’s year-to-year comparison for condos, 4,388 units sold statewide compared to 3,503 units in March 2008 for a 25 percent increase. The statewide existing condo median sales price last month was $108,700; in March 2008 it was $172,300 for a 37 percent decrease. In the latest data available at press time, NAR reported the national median existing condo price was $172,200 in February 2009.
Interest rates for a 30-year fixed-rate mortgage averaged 5 percent last month, down significantly from the average rate of 5.97 percent in March 2008, according to Freddie Mac. FAR’s sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.
Among the state’s large to medium-size markets, the Melbourne-Titusville-Palm Bay MSA reported a total of 539 homes sold in March compared to 445 homes a year ago for a 21 percent increase. The existing home median sales price was $123,700; a year ago, it was $159,000 for a 22 percent decrease. In the year-to-year comparison for the existing condo market, a total of 113 units sold in the MSA last month, up 24 percent compared to 91 condos sold the previous March. The market’s existing condo median price was $123,100; a year ago, it was $164,300 for a 25 percent decrease.

Depression Fears Subside on Bernanke Remarks, Stocks

March 16 (Bloomberg) — The biggest four-day surge in U.S. stocks since November and reassuring comments from Federal Reserve Chairman Ben S. Bernanke soothed concern that the U.S. is headed for its first depression in seven decades.
“The financial meltdown and accompanying depression scenario has been taken off the table,” said Jack Ablin, chief investment officer at Chicago-based Harris Private Bank, which oversees $60 billion. “The heart of the problem is the banking system, and news coming out of that sector suggests that we may have turned a corner.”
Banks from Citigroup Inc. and Bank of America Corp. to Barclays Plc indicated in the past week that earnings have been rising since the start of the year, and government data showed U.S. retail sales may be stabilizing after a six-month rout. With officials working on details of their bank-rescue plan, Bernanke said in an interview with CBS television’s 60 Minutes that the main risk is a shortage of political will to complete the task.
While the Standard & Poor’s 500 Stock Index surrendered a gain of as much as 2.4 percent today, closing down 0.4 percent, the gauge is still up 11 percent in the past week, the best performance this year.
Bank must get rid of the back log of empty foreclosed houses at a much faster rate than they are presently working at. If more of these homes were being sold it would clear the way for new building in the not so distant future.
Banks helped to get us into this mess and banks are slowing down the rate at which we get out. Their actions have to be questioned.

Top economists say recovery has begun
NEW YORK – April 8, 2009 – Economic recovery is about making people feel more confident, says Mark Zandi, chief economist of Moody’s Economy.com, and Zandi pointed to increasing home sales and gains in the stock market as promising signs that the worst is over and that people will start spending again.
“We’re starting to see some pent-up demand for goods,” he says.
But Zandi warns that the situation is still fragile. “Confidence is a very fickle thing. It can go from abject pessimism that pervades now to a more balanced view of the world rather quickly.”
Robert Brusca of FAO Economics is predicting strong growth in the last half of the year and a quick recovery for the labor market. “You’ve lost 5 million jobs. It shouldn’t be hard to put 2.5 million jobs back on rather quickly after you hit bottom,” he said.
Joseph Carson, chief economist at AllianceBernstein, calls improving home sales, a rising stock market, and better-than-expected retail sales in February and March good signs of a turnaround. By the time President Obama’s stimulus package takes effect, the economy will be ready, he says.
“The stimulus has a much better chance of working if trends are already turning up than if it needs to halt a decline,” he said.
South Florida Realtors report a 5 Month increase in sales as high as 35% over last years sales records. These figures just released by The Commerce Department and the recent 5 month sales figures reported by The Realtors Association of Florida are proof that South Florida is a very popular place for investors to buy.

Scottish-born golfer feels at home as Falcons standout

If you judged golfer Greg Duncan by his name or face, you might come away with the impression of an all-American boy.
But while the 18-year-old Jensen Beach resident is a U.S. citizen, his speaking voice gives away his country of origin. The accent has thinned, but the senior at Jensen Beach High School was born in Scotland, and moved to South Florida with his family only three years ago.
“When I first moved here, my accent was much stronger,” Duncan said. “I had to repeat everything I said three or four times before anyone could understand me.”
His golf game, however, required no translation. Playing for coach Larry Sweazey’s district runner-up Falcons, Duncan earned Player of the Year honors among the first team members of The Palm Beach Post’s 2008 Fall High School All-Area Teams for finishing first in the district finals, second in regionals and fifth in the state.
Duncan says he now feels more at home in the United States from both golfing and social perspectives.
“We wanted to get away from the cold weather,” he said. “It’s been a lot better for my golf game. It took some time to get used to living here, not knowing anyone at school, but I really like it now. Americans are a lot more laid-back and friendly than the Scottish.”
The sport of golf was invented in Scotland, where Duncan started playing at age 3 with his father. A native New Yorker, property developer Ken Duncan is the only other golfer in a family that includes Greg’s Scottish mother, Isobel, and his sisters Jennifer and Ashley.
“My father’s good enough to beat me once in a while,” Duncan said. “But I started winning pretty regularly when I was around 12.”
The young golfer had plenty of training in Scotland’s tougher conditions.
“There might be more water hazards here, but there’s less rough,” he said. “Not to mention 60-mile-per-hour winds and freezing cold weather.”
Duncan enjoyed warmer playing surroundings last month when he participated in the Pro/Am exhibition tournament during the Honda Classic in Palm Beach Gardens. He was paired with a former PGA champion, Shaun Micheel, who finished the Honda Classic with an even-par 284, nine strokes behind champion Y.E. Yang.
“That may be the best day of golf I’ve had in my life,” Duncan said. “Shaun told me what he had to do to make it as a pro, and it was great to play in front of so many people on a professional course.”
A return to Scotland might be in the cards for Duncan if he doesn’t attend college after graduation.
“I’ve been talking to the coach at the University of South Florida in Tampa,” he said. “If I don’t go there, I may take classes at Indian River State College and play as many amateur tournaments as I can. Or I could go back to Scotland and play tournaments, and hopefully get on the European or PGA Tour.”
For now, Duncan will continue to work with instructor Jerry Tucker. The Stuart resident has multiple South Florida PGA Senior Championship victories and Teacher of the Year awards – not to mention a replica of the 12th hole from The Masters golf tournament at Georgia’s Augusta National Golf Course in his back yard.
There’s always another avenue for Duncan, whose golf exploits overshadowed the two-sport star’s other European-approved game of choice.
“I’ve played soccer since I was 5,” said the Falcons’ midfielder. “This season, we won districts for the fifth year in a row, and lost in double-overtime to finish second in regionals.”
